SUMMER RENTALS
Cost & Value
Many property owners think using a local management company will cost more than using a self-managed listing website. Our low commission rate of 12% is comparable to Homeaway, VRBO and other large websites. With those websites, you are responsible for managing all aspects of renting your property including guest inquiries, state tax filings, maintenance issues, problems and more. We handle all of that for you as part of our commission. We also don't gouge your guests. Most online booking websites charge a large fee to their travelers. This booking fee can often be several hundred dollars, leaving a bad taste in the guests mouth. Our fee to guests is just $35 on any reservation, and we're transparent about pricing.
People & Accountaibility
One of the biggest complaints we hear from owners about their prior property managers is that they get bounced around between people when trying to get an answer to a simple question. Our philosophy is that property management should be a personal and trusting relationship between the owner and manager. When you rent with Harris, you not only will have access to our whole staff but also a personal point of contact. Your contact person will be available to answer your questions via phone, text, e-mail or in person at all hours of the day and night. Worried that you forgot to lock the door before leaving your property at 11 at night? Shoot your manager a text message and they'll take care of it so you can have peace of mind. That's the advantage of a local company.
Maitenance & After-hours
An after-hours call to a plumber or electrician can be expensive, and is often unnecessary. When a guest calls in the middle of the night with a maintenance issue, the goal is to resolve the issue as quickly as possible so they can get back to enjoying their vacation. When an after-hours call comes in, Harris dispatches a staff member immediately to diagnose the problem and figure out a solution quickly while communicating with your guest. Oftentimes, our in-house staff is able to fix an issue with no cost to our owners. If a professional is required, we work with licensed and insured vendors and will cordinate with them while being concious of cost. We do not "up-charge" for vendor calls and don't charge anything outside our regular commission for coordinating maintenance repairs.
Screening
One of the first concerns a new vacation property owner has is how to make sure the guests they are renting to are properly vetted. We have been renting to families on Hampton Beach since 1935, and are experts at screening prospective guests. We have conversations with each person that rents with us, and are professionals at asking the right questions to make sure the people renting your home are a good fit. Our goal is to build up a repeat clientele for your property who will treat your home as their own.
Local & Year-Round
Most national or regional management companies don't want you coming into their office. We encourage you to come into ours. While most of our guests enjoy the convenience of browsing properties online, we also have a staffed location where they can work one-on-one with a rental agent that will match them with their perfect vacation property. We're also here year-round, so even when you're not renting your property with us, we'll be driving by and doing checks on your property after each winter storm.
Pricing & Marketing
One of the first things we do when meeting with a new property owner is come and view their home to help develop a pricing and marketing strategy. We use realistic numbers and know the market inside and out. We will work with you to give suggestions to maximize your rates and increase guest satisfaction. We don't inflate numbers to try to gain your business, we will give you true stats and comparables so you know exactly what you can expect to make on your investment. We'll develop rates for peak season, shoulder season and off-season so your property's occupancy is exactly where you want it.

Our commission rate is a flat 12% for our summer rental management services. We challenge you to find another company that publishes a single, transparent rate. Most online booking websites tag on additional fees for partner bookings, foreign transactions or certain payment methods.
Yes. We understand that when you own a vacation home, you’ll have have friends & family who will want to use it. We will never charge you for rentals you take on your own. We will block off any time frames you give us for personal use.

There can be a lot to keep track of when you own a property, and making sure you meet local requirements can be an added headache. That’s where we come in:
- New Hampshire Rooms & Meals Tax – We collect the required 9% Rooms and Meals tax for short-term rentals and pay it directly to the state on your behalf. No need to worry about maintaining your own license and completing the monthly filings.
- Rental Occupancy Certificates – We have done hundreds of walk throughs with town inspectors and know exactly what they’re looking for when issuing permits. We can pre-inspect your property and make sure all codes are met, and schedule and attend your licensing appointment.
- Insurance – Many people are unaware of the insurance requirements when they first start renting their property. We can help make sure that you’re chosing the right coverage through your provider or introduce you to companies that can help you cover your property for peace of mind.
Of course! All of our guests and tenants have access to our 24/7 emergency line. We’ll respond to their call within minutes on-site. We’ll diagnose any issue and determine the best course of action in a cost-effective manner while communicating with you and the guest. We don’t charge you if we’re able to address the issue in-house, except for any supplies we may need and will provide receipts in those circumstances.
